Palm City proposal takes step forward

Palm City took one step closer to becoming a reality Thursday after the Henderson Planning Commission OK'd plans for major parcels of land slated to become part of its residential subdivision.

The Planning Commission voted 5-0 in favor of recommending approval for the project, which will be constructed by Rhodes Homes in the Calico Ridge area of Henderson near Sunset and Mohawk Roads, and northwest of Lake Mead Drive and Olsen Street.

The portion of the Palm City project approved at Thursday's meeting included a 261-lot residential subdivision on 50.7 acres with a density of 5.2 dwelling units per acre.

Also approved were plans for other Palm City subdivisions parcels consisting of 146 lots on 26.7 acres with a density of 5.5 dwelling units per acre, a parcel consisting of 332 lots on 59.3 acres with a density of 5.6 dwelling units per acre and a 54-lot parcel on 10.2 acres with a density of 5.3 dwelling units per acre.

The residential subdivisions are part of the long-awaited 2,200-unit Palm City development.

Plans for Palm City were originally approved by the Henderson City Council in 1995, but that approval was for an age-restricted gated community of 2,600 units with a 164-acre public golf course. Three acres of the 598.6 acre total parcel were designated for commercial use.

The revamped plans for Palm City, approved by the Planning Commission and City Council in June, eliminated the commercial development, downsized the number of units planned from 2,600 to 2,200 units, and lifted the age restrictions.

In addition to the golf course, the new plans for Palm City include a 10-acre elementary school, an 18-acre private park, a 10-acre public park and 21,000 feet of trails and bike lanes.

Housing on the site would consist mostly of single-family residence tract homes, apartments and condominiums.

The parcels approved by the Planning Commission for the subdivision at Thursday's meeting are scheduled to be reviewed by the City Council on October 20.
