Approved land trade to help complete Palm City project

The Henderson City Council helped pave the way for the completion of the beleaguered Palm City master-planned community Tuesday night by approving a city-land trade and four subdivisions.

Construction of the 5,000-home community, under development by Rhodes Design and Development Corp., is on hold until studies concerning contaminated ground water at the site are completed.

Council members voted unanimously to award approximately 86 acres of city-owned land to be included in Palm City for almost 50 acres of land owned by Palm City Developers LLC that is adjacent to the former Henderson Landfill.

The city plans to eventually use the property north of Lake Mead Drive and west of Olsen Street for recreation, such as a public a public municipal golf course on the landfill site.

The value of the 86-acre city parcel was appraised at $3.15 million. The Palm City property was appraised at $1.47 million. Palm City has agreed to pay the $1.68 million difference and has given the city the 5 percent minimum deposit required with the bid.

Palm City Developers was the lone bidder on the city property.

There was no discussion among the council concerning the land exchange, and no one from the public stepped forward to speak during the hearing.

The council also gave a unanimous nod to four tentative subdivision maps in the Palm City project. Again there was no discussion.

A portion of the development approved was a 261-lot residential subdivision on almost 51 acres.

Also approved were plans for other Palm City subdivision parcels consisting of 146 lots on approximately 27 acres; 332 lots on nearly 60 acres; and a 54-lot parcel on 10 acres.

Housing will consist mostly of single-family residence tract-homes, apartments and condominiums.
