July median home sale price up over a year ago in Las Vegas

The median sales price of a single-family home in Southern Nevada was $480,000 in July, a report released this morning from Las Vegas Realtors showed.

That marked an 6.7% increase from $450,000 in July of 2023, the trade group’s data showed.

Additionally, the median sales price for condos and townhomes sold in July was $296,000, marking an 8.2% increase from $273,500 in July 2023.

“It looks like prices for homes here in Southern Nevada will soon follow what’s already occurred with condos and townhomes, which have been at record levels since May,” said Merri Perry, the group’s president in a news release. “One bright spot for home buyers in this month’s report is that we continue to see more homes hitting the market and available for sale.”

There were 4,634 single-family homes listed for sale without an offer at the end of July, the group reported. That’s a 31.5% increase from July 2023.

Additionally, there are 1,481 condos and townhomes without offers — a 70% increase from last year.
